How are you different from a Real Estate Agent or Realtor?

We are the actual home buyer so we are very different than a Real Estate Agent.  Agents list properties and hope that someone will buy them. They show the property to prospective buyers and, if they find a buyer who wants to buy it, then the Agent will take a 6% commission of the sale price of your house. For example, if you sell the house for $100,000, you’ll pay $6,000 commissions to an Agent. Agents do provide a good service for those that can wait months to sell and who don’t mind giving up 6% of their profit to pay for the commissions. However, being that we buy houses for cash, we can make a decision to buy your house within a couple days (sometimes the same day) and can close fast or whenever you are ready and save you thousands of dollars in Realtor commissions. Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part of selling a property).

 

What if listing my house with a Real Estate Agent is the best solution, can you still help me?

Do you have to clean and take everything when you move out?

When you move out, you can take what you want and leave what you don’t want in the house. You don’t even need to clean it. We make the process of moving super easy for you!.

 

What if you don’t have the money to move?

In some situations, we will close on your house so you can get you your Cash at closing. Then let you live in your house rent Free, for up to 30 days, allowing you time to find a new place to live.

How do you determine the price to offer on my house?

 

Our process is very simple. We look at the location of the property, what repairs are needed, the current condition of the property and values of similar properties that have recently sold in the area. How long does it take for you to evaluate my house and give me an offer?

 

Since we have evaluated and purchased many homes, we can make you an offer very quickly.  We usually walk through a house and determine what we can offer within 30 minutes. We can do this fast because we come prepared to the appointment. Before we come to the house, we will have already done research on the house and what other similar properties are selling for in the area. You will quickly know what we can offer you.

 

Do you pay fair prices for properties?

 

Many of the houses we purchase need lots of repairs, have liens, violations, etc.  Because of this, we are looking to get a fair discount on a property. However, in our experience, many sellers appreciate that we can pay cash, we close very quickly (no waiting for financing) and no time, effort or expense is required on your part of fix up the property or pay Agent fees or commissions. If that’s what you’re looking for and you see the value in getting your house sold fast… we can give you fair all-cash offer. Yes, by law any mortgage or other liens must be paid off when you sell the house. The remainder of the money goes to you.

 

The property is in Foreclosure. Can you still buy the house?

 

Yes, we may be able to buy the property if we work quickly and the lender approves our offer. We have worked with many homeowners and have helped them avoid foreclosure by working with their lenders and purchasing the property before the foreclosure sale date. But ultimately, the decision to accept an offer is up to the lender and sometimes it takes them a while to review the offer and other documents. That is why is important to act quickly in order to give the lender time to make a decision before a foreclosure sale date.

 

I’m in the process of doing an Eviction. Can you still buy the property?

 

Yes, we have purchased many properties from Landlords that are going through the Eviction process or no longer want deal with tenants or have the possible headaches that come with having a rental property. We have even purchased properties from Landlords that do not have the funds to evict the problem tenant.

 

What if I inherited a property and need to do a Probate? Can you still buy the house?

 

 Yes, we have many years of experience helping families and homeowners that have inherited a house.  The Probate attorney we have worked with has over 22 years of experience and knows the probate process extremely well. In some instances, we have been able to purchase the property and helped the family even before the probate process is completed.

 

What type of properties do you buy and where do you buy?
